What K&K needs before pricing a steel home

A house model is only one part of the price. The property, access, foundation, utilities, finishes, and local approval path determine the work around it.

Completed steel home used as the R02 planning reference

Property information

  • City, county, parcel address, and current land status
  • Zoning, setbacks, flood information, and any homeowner-association requirements
  • Site photos showing slope, drainage, trees, existing structures, and utility locations
  • Survey, soil report, or grading plan when available

Access, foundation, and utilities

  • Road width, turning space, gate dimensions, overhead restrictions, and unloading area
  • Expected foundation type and whether design or construction is already assigned
  • Distance and status of electrical service, water, sewer or septic, and communications
  • Space for lifting, temporary storage, and installation crews

House and finish decisions

  • Preferred floor plan and required bedrooms and bathrooms
  • Exterior cladding, roofing, windows, doors, interior wall panels, flooring, cabinets, counters, and plumbing fixtures
  • Items supplied by the owner, including appliances when excluded
  • Target budget, desired occupancy date, and any financing or insurance conditions that affect the proposal

What the written proposal establishes

The proposal identifies the selected house, included factory work, freight assumptions, installation responsibility, site work, foundation, interior completion, exclusions, payment terms, and the information still required before release.
